One might ask themselves why should I hire a REALTOR® to assist me is either selling or buying a home? There are many different reasons, and though all might not apply specifically to you, any one of these reasons is a GOOD reason to hire a professional.

  • Most Real Estate Professionals have a vast knowledge of the City or Town in which you are selling or buying a home. This is very important information that can make the difference when choosing to live in an area. The quality and proximity of schools is very important to couples with children. Local places of worship can be another important factor when looking at an area. What kind of industry and the state of the job market may also be important. Local services such as a hospital, fire and police departments, water, sewer, and trash collection is all information that a Real Estate Professional would have.

  • Real Estate Professionals also have access to numerous outlets for either gaining or supplying information. Many belong to Multiple Listing Services. This can be invaluable to both a seller and a buyer. The Real Estate Professional can look through the information to find properties that are available in a specific area, within a price range and with the amenities that a buyer is looking for. On the other hand a seller's home can be input into the system for other Real Estate Professionals to see. This can exponentially raise the amount of buyers that will receive the information about your house.

  • The reason to engage the services of a real estate professional is to protect you and your rights. Although it may seem that all you need to sell your home is a sign, a price, and a telephone, there are many other aspects of the transaction that will need to be handled. There are many Federal, State and Local laws; such as wetlands, lead paint, Title V (Septic), and building codes that work together or separately to protect the environment and the public. All of these afore mentioned issues and many more can be disclosure issues and, in order for the sale to proceed and for there to be no legal ramifications in the future a firm knowledge of these issues is needed. Conversely, a buyer working with a REALTOR® will have all of this knowledge working for them during the entire real estate processes.

  • A Real Estate Professional can assist a party with the mortgage process. Dealing with a Bank or Mortgage Company can be an overwhelming experience. The Real Estate Professional is there to help you through the process.

  • In these busy times, an extra hour may be impossible to find. The Real Estate Professional can handle permits and paperwork, something that may not be beyond the knowledge of all parties but is just time consuming. The Real Estate Professional is there to make things run smoothly and to handle all the time consuming matters so that you can be planning for your move.

  • A Real Estate Professional will have information on sales in the area and the state of the market. This is very important information to have when setting the asking price of a home.
